Most duct cleaning quotes in the Valley have a second page. It is the one where the dryer vent shows up as its own line item, usually somewhere between a hundred and two hundred dollars, added after the technician has already looked at your laundry room.
Ours does not have a second page. The dryer vent is in the $499, and this is why.
The short answer
Your dryer vent is in the Complete System Clean. Same visit, same crew, same price. There is no separate quote and no separate invoice line.
If you only want the dryer vent done and nothing else, call us and say that. We will tell you what that costs on the phone.
Why it usually gets quoted separately
Because it is a different run of ductwork with a different tool, and because it is easy to sell once somebody is already standing in your house with equipment in the truck.
That second reason is the honest one. A dryer vent add on is the single most common upsell in this trade. It is not a scam. The work is real and most houses genuinely need it. But the sequencing is doing a lot of work: you agreed to one price, and now there is another one, and the person quoting it is already here.
We would rather put it in the number at the start and lose the upsell revenue than win it that way.
What cleaning a dryer vent actually involves
A rotating brush on a flexible rod goes the length of the duct, from the dryer connection out to the exterior vent, while a vacuum pulls the lint back. The exterior hood gets cleared and checked for a bird nest, which in Phoenix is more common than people expect.
On a single story house with a short run through the wall, it is quick. On a two story house where the duct runs up through the ceiling and out the roof, it is not, and that is the version most people have never had done properly.
Why Phoenix houses are harder on dryer vents
Two reasons, and they stack.
A lot of homes here run the dryer vent up and out through the roof instead of straight out a side wall, because of how the houses are laid out. Longer run, more turns, more places for lint to pack in. And the dust here gets into everything, so lint arrives with company.
The combination is why a vent that would be fine for four years somewhere else gets tight here in two.
If your dryer takes two cycles to dry a normal load, that is not the dryer getting old. That is almost always the vent. It is also the cheapest appliance problem you will ever fix, assuming you fix it before the dryer burns out trying.
The signs you already have
Clothes still damp after a full cycle. The top of the dryer hot to the touch when it finishes. A laundry room that smells faintly of hot lint. Longer run times creeping up over a few months. Lint visible around the outside vent hood.
Any one of those on its own is worth a look. Two together and it is overdue.
The part nobody enjoys talking about
Clogged dryer vents start house fires. That is not a sales line, it is the reason the service exists, and it is why fire departments mention it every year around the holidays.
We are not going to put a statistic here that we cannot stand behind. What we will say is that the failure mode is slow and quiet. Nothing dramatic happens for a long time, and then it does.
Why bundling it changes the decision
When the dryer vent is a hundred and fifty dollar add on, a lot of homeowners skip it. Not because they decided it was unnecessary, but because they already agreed to one number that day and did not want to agree to another.
Put it in the price and that hesitation disappears. The vent gets cleaned. That is most of the point.
What you get documented
You see the lint that came out and you see the duct after. Same as the rest of the system. The dryer vent is the one piece where the before and after tends to be the most obvious, and most people want a photo of it.
If you rent out the property
Landlords and property managers ask us about this constantly, usually between tenants. One flat price per unit makes the budgeting simple, and the documentation gives you something to keep on file.
We do a lot of rentals, condos and short term properties around Phoenix, Gilbert and Sun City. Ask when you book and we will work around a turnover window.
What is not included
Repairs. If we open up your vent and find a crushed duct, a disconnected joint behind the wall, or a run that was never vented outside properly, that is a repair, not a cleaning, and we will tell you what it is and what it would take.
You are under no obligation to have us do it. Several of the houses we have found that in got the information and called somebody else, which is fine.
How to tell if yours was ever actually cleaned
Ask whoever did it last what they used. If the answer is a shop vacuum at the opening, the duct was not cleaned, the first two feet of it were. That is the most common version of this job in the wild.
A real cleaning reaches the full length of the run. You can usually tell by how much comes out.
Booking it
Call or text and we will give you an arrival window. The dryer vent is already in the price, so there is nothing to add on when we arrive, and nothing is due until the work is done.
How often a Phoenix dryer vent actually needs doing
More often than the rest of the country, and the reason is the layout of the houses here rather than the laundry habits.
A short run straight out a side wall can go years without trouble. A run that climbs through a ceiling and exits the roof collects lint at every bend and at the vertical section where gravity stops helping. Add a household with towels, pets or kids and the interval gets shorter again.
We would rather give you signs to watch than a number on a calendar, because the house matters more than the date.
The roof run problem
A lot of Valley homes vent the dryer up and out through the roof, because of where laundry rooms ended up in the floor plan.
Two things follow from that. The run is longer and has more turns, so it loads faster. And it is genuinely awkward to clean, which means it is the run most likely to have been half done by whoever came last. If somebody cleaned your dryer vent from the laundry room side with a short brush and called it finished, the top two thirds of a roof run was never touched.
This is the single most common thing we find on houses that have had the service before.
Birds
Exterior dryer vents are a warm, sheltered tube with a flap on the end, which is close to ideal if you are a bird looking for somewhere to build.
We find nests often enough that checking the exterior hood is a standard part of the job rather than a special case. A nest blocks the vent completely, which means the dryer runs hot with nowhere to push the air, and the homeowner usually thinks the appliance is dying.
If it was never vented outside at all
It happens, usually in converted spaces and older remodels. The duct terminates in a wall cavity, a garage or an attic rather than at an exterior vent.
That is a repair, not a cleaning, and it is one worth knowing about because every load has been pushing hot wet lint into the structure of the house. You will see it on the footage and you will get a straight explanation of it. What you do next is yours to decide.
What it costs you to leave it
A blocked vent makes the dryer run longer for the same load, which costs electricity, and it makes the appliance run hot, which shortens its life.
The electricity is the small part. The dryer is the expensive part. Heating elements and thermal fuses fail early on machines that have been fighting a restricted vent for years, and a repair call plus parts gets close to the cost of the cleaning that would have prevented it. People usually replace the dryer and never learn the vent was the cause, which means the new one starts the same cycle.
What a proper job leaves behind
A visibly clear duct from the dryer connection to the exterior hood, a flap on the outside that opens and closes freely, and a bag of what came out.
That last one is not showmanship. It is the only way to judge whether the run was actually cleared or whether somebody vacuumed the opening. Ask to see it, with any company.
What to ask when you book
Whether the full length of the run is cleaned or only the accessible end, whether the exterior hood gets checked, and whether you get to see what came out. Three questions, thirty seconds, and they separate a real job from a vacuum at the opening.
Nobody else is doing it this way
The dryer vent sits in the price. Not discounted, not bundled for a limited time, not waived if you book today. In it.
Go look at what else is out there. Every other quote in the Valley treats it as a separate job with a separate number, which is exactly why so many homeowners end up skipping the one duct that actually starts fires.
